Effective Date: July 1, 2026

Hakanawaya LLC, a Colorado limited liability company ("Hakanawaya," "we," "us," or "our"), operates the website www.stayinsnowmass.com (the "Site") and the short-term rental booking services offered through it (together, the "Services"). This Privacy Policy explains what personal information we collect from visitors and guests, how we use and share it, and the choices you have. By using the Site or booking a stay with us, you agree to the practices described below.

1. Information We Collect

We collect the following categories of information:

● Booking and contact information: name, email address, phone number, mailing address, and any details you submit through our booking or contact forms.

● Reservation details: check-in/check-out dates, property selected, number of guests, and special requests or messages you send us.

● Payment information: we do not directly store full credit card numbers. Payments are processed by a third-party payment processor, which collects and processes your card or bank details under its own privacy policy.

● Identity verification information: for security and to prevent fraud or unauthorized parties, we or our booking/payment platform may request a government-issued ID or similar verification for certain reservations.

● Communications: records of emails, messages, or calls between you and us related to your stay.

● Technical information: IP address, browser type, device information, and pages visited on the Site, collected automatically through standard web server logs and any cookies described in Section 4.

2. How We Use Your Information

We use the information we collect to:

● Process and confirm reservations, and communicate with you before, during, and after your stay.

● Process payments, security deposits, and refunds through our payment processor.

● Verify guest identity and screen for fraud or policy violations.

● Respond to inquiries, special requests, and customer service needs.

● Comply with legal obligations, including tax, lodging, and short-term rental regulations applicable in Colorado.

● Maintain the security and proper functioning of the Site.

● Improve our Services and the content of the Site.

3. How We Share Your Information

We do not sell your personal information. We share information only as needed to operate our business:

● Payment processor: to process payments and refunds securely.

● Property-related service providers: such as cleaning staff, maintenance personnel, or a local property manager, limited to what is needed to prepare for and support your stay.

● Legal and safety purposes: when required by law, subpoena, or governmental request, or to protect the rights, property, or safety of Hakanawaya, our guests, or others.

● Business transfers: if Hakanawaya is involved in a merger, acquisition, or sale of assets, guest information may be transferred as part of that transaction, subject to this Policy or a successor policy.

4. Cookies and Similar Technologies

The Site may use basic cookies or similar technologies (for example, from our website host or booking form provider) necessary for the Site to function properly, such as remembering form entries or maintaining a secure browsing session. We do not currently use third-party advertising or analytics cookies. If that changes, we will update this Policy accordingly. Most browsers let you block or delete cookies through their settings; doing so may affect how parts of the Site function.

5. Data Retention

We retain booking, payment, and communication records for as long as necessary to fulfill the purposes described in this Policy, including to satisfy tax, accounting, insurance, and legal recordkeeping requirements, after which we securely delete or de-identify the information.

6. Your Privacy Rights

Depending on where you live, you may have rights to access, correct, delete, or obtain a copy of the personal information we hold about you, or to opt out of certain uses. To exercise any of these rights, contact us using the information in Section 9 and we will respond within a reasonable time.

Colorado residents: the Colorado Privacy Act generally applies to businesses that process the personal data of 100,000 or more Colorado consumers annually, or that derive revenue from selling the data of 25,000 or more Colorado consumers. Hakanawaya does not currently meet these thresholds, but we honor the access, correction, deletion, and portability rights described above for all guests as a matter of practice.

California residents: if you are a California resident and believe the California Consumer Privacy Act applies to your interactions with us, you may submit a rights request using the contact information below.

7. Children's Privacy

The Site and our Services are not directed to children under 16, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us so we can delete it.

8. Data Security

We use reasonable administrative and technical safeguards designed to protect your personal information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.
